About Us

Emeritus Homes is Landlord and Manager of a retirement apartment portfolio. Our portfolio provides independent living accommodation for the over-55s.

 

Since 2017, Emeritus Homes has been owned and run by Livingcity Group, niche specialists in the field of residential property management and providers of property consultancy, building surveying, marketing and staffing solutions. Livingcity Group is RICS and ARMA Regulated and holder of ISO 9001 and OHSAS ISO 45001 accreditations.

 

Emeritus Homes is run from our Manchester office, based in Ardwick Green. We are a small team with access to the wider Livingcity resource; ensuring best practice is shared and excellent service levels can be delivered consistently.

 

Our aims are simple: to manage and maintain the buildings to a high professional standard whilst delivering excellent customer service. To achieve this, we recruit knowledgeable, qualified and well-trained staff, who either hold qualifications with the RICS and the IRPM or who are actively working towards those qualifications.

 

We hold ourselves to high ethical standards and follow RICS code of practice.

Our aim is to ensure our developments always remain desirable, safe places in which communities can flourish. We strive to maintain buildings to a high standard whilst keeping service charges reasonable.

 

By putting our customers at the heart of our business we assure you that we will:

  • Make ourselves available to you to discuss matters affecting your development
     

  • Answer all phone calls wherever possible and return telephone messages within 24 hours
     

  • Respond to letters and emails as soon as possible and no later than one week
     

  • Be professional, respectful and courteous in all our dealings with you
     

  • Keep all residents informed of progress on maintenance matters affecting your development
     

  • Provide services to your development in accordance with legislation and relevant codes of practice
     

  • Set budgets that are realistic and manage expenditure carefully
     

  • Be accountable and open when things do not go as planned
     

  • Continually seek to improve our service offering to you
     

  • Train and develop our staff to ensure services are delivered effectively and efficiently

Our Aims

Where We Work

Our portfolio covers properties from Hemel Hempstead in the South, up through the Midlands, Cheshire and across to Colwyn Bay and Llandudno in North Wales.

Our management team visits every site in the portfolio on a regular basis, ensuring scheduled maintenance inspections take place and staff training and support is readily available.

 

Regular residents' meetings are held, ensuring our resident population is always up to date with news relating to management of their building.
