Mark Gallimore

Group Managing Director

A law graduate, Mark commenced his surveying career with the venerable Cheshire practice of David Morrison & Son, achieving equity partnership in 1985.

Following acquisition of the business by an Institutional purchaser, Mark joined Castlemere Properties Limited, independent property fund managers to The Lincoln Assurance (formerly Imperial Trident) Property Fund. As Property Director, Mark oversaw the day to day administration of the property assets of both the unit-linked fund and a high-yielding shareholder-owned property company.

In 2000, after 14 years in the role and seeking fresh challenges, Mark founded Livingcity Limited (now holding company of Livingcity Group) to create a niche professional asset management resource to service the communal management needs of the new generation of complex, mixed-use, urban schemes.

Mark continues to oversee the planned growth of the business in his capacity as Livingcity MD and has been personally involved in the development of long-term stewardship strategies for some of the most innovative regeneration and sustainable urban schemes in the UK.

David Arthan

Property Services Director

David joined Emeritus Homes in 2017, and has over 20 years’ experience as a Residential Property Manager.

David is a Fellow of the Institute of Residential Property Management (FIRPM) and an Associate of the Royal Institution of Chartered Surveyors (AssocRICS).

In his career, David has overseen the management of iconic landmark buildings, acted as expert for the Tribunal Service in resolving complex disputes, and has encouraged the development of staff to achieve professional qualifications in residential property management.

David is ultimately responsible for setting the standard for service delivery for Emeritus Homes and for leading the training and development of staff within Livingcity Group.

Paul Binns

Site Services Manager

Paul is a time-served, qualified joiner and multi-skilled plumber, who has held a variety of roles in his career.

These include Maintenance Repairs, Service Manager, supervisory roles, and surveying for damp/mould and timber infestation.

Paul joined Livingcity Group in 2014 as Contracts Manager for its maintenance company, TLCbyLc. In 2017, when the opportunity arose, he took on the role of Site Services Manager for Emeritus Homes and carries out minor maintenance jobs whilst on site.

He is responsible for monthly site inspections, minor repairs, arranging contractor visits, training and compliance with House Managers, and providing support to both staff and residents throughout the portfolio.

Media Lutete

Office Administrator

Media graduated from University with a bachelor's degree in Criminology with Psychology.

Previously working in retail, post-graduation, Media changed focus and took on her first property role, that of Accommodation Sales Advisor for university students.

Media joined Livingcity in March 2022 as the Office Administrator for TLCbyLc, its in-house maintenance division, responsible for general contractor administration duties. Now also a member of the Emeritus family - Media is responsible for the day-to-day administrative function of the Emeritus Homes portfolio.

Paul Smith

Group Finance Director

Paul has 20 years’ experience, having trained with a medium-sized Manchester accountancy practice until 2005, working in both audit and owner managed business sectors.

Paul was then a self-employed consultant, providing management accountancy services, until joining Livingcity in January 2008 as Group Financial Controller, delivering both the corporate and client accounts functions.

Paul became the Finance Director for Livingcity Group in October 2013 and has become an integral part of the communal estate management services the Group provides to its clients, including client financial reporting, credit control, cost control and other essential client financial services.

Sam Browne

Property Services Manager

Sam studied at the University of Manchester, gaining both an undergraduate and master’s degree in music. He subsequently worked as a restaurant general manager for several years.

In 2018 he moved in to the Property Management sector, having worked for a national firm of Residential Managing Agents where he managed a large property portfolio.

Since Sam started his property career he has obtained professional qualifications with the Institute of Residential Property Management (IRPM). He initially passed his Affiliate exam before achieving Associate member status (AIRPM) in 2021. During his time as a Property Manager he has looked after flagship sites across the North West, and has used his experience in people management to inspire, motivate and develop his team. Sam is IOSH accredited in safety and is currently working towards full membership of the IRPM.

Sam is responsible for the day-to-day management of the Emeritus Homes properties, customer communications and leading the team of site based staff.

Jane Bowyer

Client Accounts Administrator

Jane joined Livingcity’s Accounts team in July 2015 after a successful career in the banking sector.

In her 30+ year career with a major high street bank, Jane held various roles in the Branch network, including Mortgage Specialist, transitioning to being an IT Project Implementation Coordinator, with each role focused on numeracy and being customer service driven.

In 2017, on acquisition of Emeritus Homes, Jane took on the role of the Client Accounts Administrator for the property portfolio. In her current role, Jane is responsible for maintaining accurate service charge account records, as well as working on purchase ledgers and producing reports for both clients’ and internal use.
